Cored House is a new type of sustainable terraced house which is able to adapt over time and serve multiple purposes. The rooms in the house are designed to be used in many different ways, and the plan can easily be adapted to accommodate different numbers of bedrooms. All the essential functions such as staircase, bathrooms, kitchen and utilities are located in a central core, around which both the social and private rooms are arranged. Cored House is a new type of sustainable terraced house which is able to adapt over time and serve multiple purposes. The rooms in the house are designed to be used in many different ways, and the plan can easily be adapted to accommodate different numbers of bedrooms. All the essential functions such as staircase, bathrooms, kitchen and utilities are located in a central core, around which both the social and private rooms are arranged. This layout makes it possible to move between rooms without having to go via a corridor as in a traditional terraced house.

The ground floor is divided into a semi-public space towards the front, and a more private space at the rear. Upon entering the house you have the option to go straight through to the rear living room via the core, or to enter into the front living room. This dual access makes it possible to dedicate the front living room to a small office, or similar semi-public function. The front living room connects to the kitchen on the other side of the core, so that it can be accessed both by the front living room and the more private spaces.

On the first floor the staircase lands in a third living room which connects to the bathroom and bedrooms. This is a more private space, but large enough for social use. A large skylight above can be opened for natural ventilation to cool the whole house. Depending on the number of bedrooms required, this third living room can be extended either towards the rear or the front façade to provide a view towards the street or the garden. Ultimately this plan layout makes the house open ended and equally suited for a single family, a flat share, a live and work situation or multi-generational living.

Cored House is designed for the UK market as a prefabricated modular house, and can be built as a passive house. The design is based on a new type of volumetric prefabrication which makes the production extremely affordable and high quality. The prefabrication design and passive house technology is developed together with ARUP.
